The project was delivered around the Covid lockdowns and it demonstrated the team’s resilience. VZDV adapted seamlessly to the modern way of working, and in fact, has retained many of the working practices that were developed during the lockdown period.

BACKGROUND
An opportunity to create a new independent Living and Extra Care facility for Woking Borough Council consisting of 48no one and two bedroom apartments with their own bathrooms and kitchens, along with communal facilities.
THE OBJECTIVE
Procured through the Southern Construction Framework VZDV was employed by Willmott Dixon for the design of the MEP services up to and including the construction stage drawings with the objective of providing a facility of high quality with ambitious sustainability targets.
THE CHALLENGE
A key sustainability feature of the property is the lightweight timber frame. The lack of thermal mass presented a challenge to comply with CIBSE TM59 overheating criteria, while achieving the daylight criteria stipulated under the BREEAM certification scheme.
THE DEFINING MOMENT
VZDV conducted extensive modelling and worked closely with the architect to optimise the façade and window design. This included different window designs, glazing specification and external shading to find the right balance between natural light to achieve the BREEAM daylight criteria, while complying with the CIBSE TM59 overheating criteria for dwellings.
THE TRANSFORMATION
The building achieved a BREEAM Excellent rating, in fact, all environmental briefing targets were met or exceeded, receiving the Constructing Excellence SECBE Project of the Year over £10m in 2022.
The residences are served by a communal heating facility providing heating and hot water to all apartments. The primary source of heat and electricity to the development is a gas-fired CHP. An extensive array of photovoltaic panels provided at roof level supplement the electricity produced by the CHP.
The embodied carbon of the project is less than halve that of a typical building, and achieved a 35.9% improvement in energy performance compared with a typical build.

VZDV are interested in talking with Local Authorities and Design & Build Contractors to collaborate on future projects similar to Hale End Court.
